Syosset, NY Real Estate Market Report: October 2026

Your monthly look at Syosset home prices, inventory and recent sales, using September 2026 data from Realtors Property Resource® (RPR) and OneKey® MLS.

If you are buying or selling a home in Syosset this fall, the September numbers point to a market that is still competitive but quieter than it was over the summer. RPR continues to classify Syosset as a seller’s market: there were just 3.25 months of inventory, homes that sold closed at a median of 100.85% of their list price, and the typical sale went under contract in 26 days — faster than in August. At the same time, fewer homes closed, the median sold price eased to $1,230,000, and the number of new contracts signed during the month dropped sharply.

For buyers, that mix means well-priced homes still move quickly, but there is a little less frenzy than at the summer peak. For sellers, it means demand is there for homes priced in line with recent sales. Below, we break down what the September 2026 data shows, add a six-month look at closed sales from OneKey® MLS, and feature 20 recently sold homes from across Syosset — from Birchwood and Campus Estates to Hidden Ridge, North Syosset and the Split Rock Road area.

What the September 2026 Numbers Mean for Syosset

Home prices: a monthly dip, a strong 12-month trend

The median sold price in Syosset was $1,230,000 in September, down 12.8% from August. A single month in one town reflects a small number of closings, so it helps to look at the wider picture: RPR’s median estimated property value for Syosset is $1,321,440, up 0.5% month over month and up 14% over the past 12 months. RPR’s long-term value chart also shows Syosset sitting well above Nassau County, New York State and national levels. In short, the monthly median dipped because of the mix of homes that happened to close, while overall values have continued to climb.

Inventory: tight, and a little tighter than last month

Syosset had 3.25 months of inventory in September, down 5.8% from August but up 8.3% from a year earlier. If no new homes came to market, today’s supply would sell out in a little over three months — a level usually associated with sellers holding the advantage. There were 65 active listings (down 5.8%) with a median list price of $1.99M, unchanged from August. Only 24 new listings came to market during the month (down 4%), at a median list price of $1.47M, down 18.4%.

Days on market: sold homes moved faster

Homes that sold in September spent a median of 26 days in RPR, down 21.2% from August. Earlier in the pipeline, the picture is more mixed: new pending listings took a median of 51 days to go under contract (up 4.1%), and the full pending pool sits at 34 days (up 36%). Active listings show a median of 56 days, down 8.2%. Homes that are priced right are still selling quickly, while higher-priced listings tend to take longer.

Price per square foot and home size

Sold homes closed at a median of $690 per square foot, up 18.4% from August. That rise, alongside a lower median sold price, suggests September’s closings leaned toward smaller homes selling at strong per-foot values. Active listings are asking a median of $613 per square foot for a median of 3,127 square feet, while new listings came in at $621 per square foot and a median of 2,585 square feet.

Sales activity and pending contracts

27 homes sold in Syosset in September, down 25% from August, for a total dollar volume of $45.14 million (down 35.2%). The forward-looking numbers are worth watching: 13 new pending listings were recorded during the month, down 48%, and the total pending pool fell 20.8% to 57 homes with a median list price of $1.53M. That pipeline still points to a steady run of closings this fall, though at a slower pace than the summer. RPR did not report public-record sales data for Syosset this month because of limited activity in that dataset.

Syosset Closed Sales Snapshot (April–October 2026)

To give a fuller picture than one month allows, we also looked at 124 Syosset closed sales recorded in OneKey® MLS between April 22 and October 13, 2026. Over that stretch the median sold price was $1,262,400, homes spent a median of 21 days on market, and the median sale closed right at 100% of list price — with 70 of the 124 sales closing at or above list. The middle of the market is wide: 78 sales landed between $1 million and $1.99 million, while 31 closed under $1 million and 15 closed at $2 million or more.

These figures differ slightly from RPR’s because they cover six months of closings instead of a single month, and RPR applies its own filters. Both are accurate for their own scope. For sellers, the takeaway is that well-priced homes have been selling in about three weeks at or near asking. For buyers, it shows a broad range of price points has traded hands this year.

What This Market Means for Syosset Buyers

  • Expect to compete for well-priced homes. Sold homes closed at a median of 100.85% of list price in September, and over the past six months most sales closed at or above asking.
  • Be ready to move. The median sold home went under contract in 26 days, so have your mortgage pre-approval and inspection plans lined up before you start touring.
  • Look beyond the median list price. Active listings carry a $1.99M median list price, while the median sold price was $1.23M. Higher-priced listings make up much of what’s for sale, so reviewing recent comparable sales is essential before you make an offer.
  • Watch for longer-listed homes. Active listings show a median of 56 days on market. Homes that have sat longer may leave more room to negotiate.

What This Market Means for Syosset Sellers

  • Conditions still favor sellers. RPR rates Syosset a seller’s market, with 3.25 months of supply and only 24 new listings in September.
  • Equity has grown. The median estimated value is up 14% over the past 12 months, to $1,321,440. A current home valuation can show where your home stands.
  • Pricing drives speed. Sold homes went under contract in a median of 26 days, while active listings show 56 days. The gap usually comes down to price relative to recent sales.
  • Fall listings face less competition. Active and new listing counts both fell month over month, so a well-prepared home can stand out this season.
