Your monthly look at Suffolk County home prices, inventory and recent sales, using September 2026 data from Realtors Property Resource® (RPR) and OneKey® MLS.
If you are buying or selling a home in Suffolk County this fall, the September 2026 numbers describe a market that is still competitive but easing slightly from its summer pace. RPR classifies Suffolk County as a seller’s market: there were just 3.53 months of inventory, and the typical home sold for 101.98% of its list price. At the same time, the median sold price slipped 2% to $735,000, fewer homes closed than in August, and homes took a few more days to sell.
For buyers, that means a little more time to make decisions than earlier in the year, although well-priced homes are still drawing strong offers. For sellers, demand remains solid, but pricing and presentation matter more as the season turns. Below, we break down what the September data shows, what it means for each side of a transaction, and 20 recently sold homes from across the county — from a Patchogue co-op and a Commack Colonial to a contemporary in Miller Place and an 8-bedroom residence in East Hampton.

What the September 2026 Numbers Mean for Suffolk County
Home prices: a small monthly dip, steady longer-term gains
The median sold price in Suffolk County was $735,000 in September, down 2% from August. A single month’s median depends on which homes happen to close, so it helps to look at a broader measure as well: RPR’s median estimated property value for the county is $734,780, up 0.1% month over month and up 3.9% over the past 12 months. The two measures now sit almost exactly side by side, and underlying values continue to edge higher even as the monthly sold median eased. RPR’s long-term value chart also shows Suffolk County values sitting above both New York State and national levels.

What This Market Means for Suffolk County Buyers
- Expect competition on well-priced homes. Sold homes closed at a median of 101.98% of list price, so the best-presented properties are still drawing offers at or above asking.
- Use the extra time wisely. Sold homes took a median of 33 days and new pendings took 40 days, both up from August. That gives you a little more room to tour, compare and line up financing and inspections before committing.
- Watch the gap between list and sold prices. Active listings carry an $849K median list price and $468 per square foot, while sold homes came in at $735,000 and $421 per square foot. Not every listing is priced where the market will meet it — reviewing recent comparable sales before making an offer is essential.
- Be ready before you shop. Months of supply are down 8.5% from a year ago, so having a mortgage pre-approval in hand helps you act quickly when the right home appears.
What This Market Means for Suffolk County Sellers
- Conditions still favor sellers. RPR rates Suffolk County a seller’s market, and 3.53 months of supply keeps buyers competing for limited inventory.
- Price to the market, not the headlines. Longer days to pending show that buyers are being more selective. Homes priced in line with recent comparable sales are the ones that move.
- Equity has grown. The median estimated value is up 3.9% over the past 12 months, so many owners have more equity than they may realize. A current home valuation can clarify your options.
- Fall listings face less competition. With active listings down 5.6% and new listings down 5.9% month over month, a well-prepared home can stand out this season.
