Property values in Suffolk County have shown resilient growth over the last 12 months. The Median Estimated Property Value has risen by 6.9% over the last year.
When we look strictly at the sales data, the Median Sold Price settled at $690,000 for October. While there was a slight dip month-over-month, the bigger picture shows a clear upward trend:
1-Year Change: Median Sold Price is up +3.76%.
2-Year Change: Median Sold Price is up +13.3%.

What this means: Real estate in Suffolk County continues to be a solid investment. If you bought a home two years ago, you have likely gained significant equity.

Inventory and Competition: What Buyers Need to Know

The defining metric of this market is the List-to-Sold Price %, which currently sits at 101.2%. This indicates that, on average, sellers are receiving more than their asking price. Bidding wars are still common for desirable properties.

However, there is a glimmer of opportunity for buyers. The Months Supply of Inventory increased by 11.49% month-over-month to 3.08 months. While a balanced market typically requires 6 months of supply, this increase suggests slightly more options are hitting the market than in previous months.

Homes are moving relatively quickly, spending a median of 35 days in RPR. This is a slight increase from the previous month (+12.9%), suggesting the frenetic pace of summer may be cooling slightly as we head into winter.

The "List Price" Strategy
Sellers are feeling confident. The Median List Price for active listings in October was $875,000, which is a 2.9% increase from the previous month and a 4.23% increase year-over-year.

Interestingly, there is a gap between the Median List Price ($875k) and the Median Sold Price ($690k). This discrepancy often indicates that higher-end luxury inventory is sitting on the market longer, while the more affordable mid-range homes are selling rapidly, pulling the "Sold" median down.

Rental Market: The rental market also remains active, with median lease prices hovering around $3,500/month.

For Sellers: You are still in the driver's seat. With a List-to-Sold ratio over 100%, pricing your home correctly can lead to competitive offers. However, with inventory ticking up slightly, presentation and marketing are vital to ensure your home stands out.
