Your monthly look at Nassau County home prices, inventory and recent sales, using September 2026 data from Realtors Property Resource® (RPR) and OneKey® MLS.
If you are buying or selling a home in Nassau County this fall, the latest numbers tell a story of a market that remains competitive but is clearly shifting gears after a busy summer. RPR continues to classify Nassau County as a seller’s market: inventory is still tight at 3.3 months of supply, and the typical home sold in September closed slightly above its asking price. At the same time, the median sold price eased month over month, fewer homes closed, and homes took a little longer to go under contract.
For buyers, that combination can mean a bit more breathing room than in the spring and summer peaks. For sellers, it means pricing and presentation matter more than they did a few months ago. Below, we break down what the September 2026 data shows, what it means for each side of the transaction, and 20 recently sold homes from across Nassau County — from Garden City and Great Neck to Merrick, Massapequa Park and Manhasset.

What the September 2026 Numbers Mean for Nassau County
Home prices: a monthly dip within a longer upward trend
The median sold price in Nassau County was $850,000 in September, down 6.1% from August. Before reading too much into a single month, look at the bigger picture: RPR’s median estimated property value for the county stands at $873,630, essentially flat month over month (−0.1%) but up 5.6% over the past 12 months. RPR’s long-term value chart also shows Nassau County values continuing to sit well above both New York State and national levels. Monthly sold-price medians can swing based on which homes happen to close, so the 12-month value trend is often the better gauge of where equity is heading.

What This Market Means for Nassau County Buyers
- Expect competition on well-priced homes. With sold homes closing at a median of 101.1% of list price, the best-presented properties are still drawing offers at or above asking.
- Use the extra time wisely. Longer days to contract mean you may have a little more room to tour, compare and get your financing and inspections lined up before committing.
- Watch the gap between list and sold prices. Active listings carry a $999K median list price, while the median sold price was $850K. Not every listing is priced where the market will meet it — reviewing recent comparable sales before making an offer is essential.
- Be ready before you shop. Inventory dropped month over month, so having a mortgage pre-approval in hand helps you act quickly when the right home appears.
What This Market Means for Nassau County Sellers
- Conditions still favor sellers. RPR rates Nassau County a seller’s market, and 3.3 months of supply keeps buyers competing for limited inventory.
- Pricing is more important than ever. Longer days to pending show that buyers are being more selective. Homes priced in line with recent sales are the ones that move.
- Equity has grown. The median estimated value is up 5.6% over the past 12 months, so many owners have more equity than they may realize. A current home valuation can clarify your options.
- Fall listings face less competition. With active and new listing counts both down month over month, a well-prepared home can stand out this season.
