Date: November 20, 2025 Market Status: Seller's Market

The leaves aren't the only things changing this autumn in Nassau County. The real estate market continues to evolve, presenting unique opportunities for both buyers and sellers. According to the latest data from Educators Realty, Nassau County remains a Seller's Market as we head toward the end of 2025.

While home prices have stabilized month-over-month, the year-over-year growth confirms that Long Island real estate remains a strong investment. Whether you are looking in Massapequa, Garden City, Levittown, or Hempstead, here is the data you need to make informed decisions.

Key Market Stats (October 2025 Snapshot)
Median Sold Price: $840,000
Median List Price: $950,000
List-to-Sold Price %: 100.3% (Homes are selling slightly above asking)
Months Supply of Inventory: 2.84 Months
Median Days on Market: 35 Days
Home Prices: Long-Term Growth Remains Strong While we saw a slight dip of 0.77% in the median sold price compared to last month, the bigger picture tells a story of significant appreciation.
Year-Over-Year: The median sold price of $840,000 represents a 7.69% increase compared to this time last year.
3-Year Trend: If you bought a home in Nassau County three years ago, the median sold price has jumped by roughly 21.74%.

What this means for you: The market is normalizing slightly month-to-month, which is typical for the fall season, but property values are holding strong.

Inventory and Competition: A Window of Opportunity?

One of the most interesting trends in October was a rise in inventory. The Months Supply of Inventory increased by 8.97% month-over-month, landing at 2.84 months.

While a balanced market typically requires 5–6 months of supply, this increase offers buyers slightly more choices than they had in the summer. However, competition is still fierce. The List-to-Sold Price ratio is sitting at 100.3%. This means that, on average, sellers are getting their full asking price—and often a little more.

How Fast Are Homes Selling?

Speed is still the name of the game. The Median Days in RPR (Realtors Property Resource) is currently 35 days. This is a 12.9% increase from the previous month, suggesting that the frenetic pace of the market is slowing down just enough to give buyers a moment to breathe—but not too long to hesitate.

The "List Price" Gap
There is currently a gap between buyer expectations and seller hopes.
Median List Price: $950,000
Median Sold Price: $840,000

This $110,000 difference indicates that while high-end inventory is entering the market, the most active sales are happening in the mid-range price points. Sellers must be strategic with pricing to ensure they match the "Sold" data rather than just the "List" data.

Local Market Activity

Activity remains robust across the county. In October alone, we saw:

New Listings: Significant activity with homes hitting the market ranging from $795,000 in New Hyde Park to luxury listings over $1.8M in Woodbury.

Active Rentals: The rental market is also moving, with median lease prices hovering around $3,995/month for new listings.

Guidance for Buyers and Sellers

For Sellers: You are still in the driver's seat, but pricing strategy is critical. With inventory rising slightly and days on market extending to 35 days, you cannot rely on the market frenzy alone. Professional marketing and accurate pricing are required to achieve that 100.3% sale-to-list ratio.

For Buyers: The slight uptick in inventory is your friend. Use the seasonal slowdown to your advantage. With homes sitting for just over a month, you have a small window to view properties and make decisions without the extreme pressure of the spring market.
