6 Tips For Buying A Home In Northport, NY
Northport is currently one of the most sought after communities on Long Island. Resembling a quaint New England waterfront village, it has just about everything a small town needs. Located off of 25A, this sleepy town is home to world class boating, beautiful beaches and a charming Main Street with restaurants and shopping. Here are the top 6 tips for buying in Northport:
1. The Northport area market is still hot. You must tour homes as soon as they hit the market. It is common for a home to have multiple offers in the first couple of days and be in contract in a week or two. 2/3 of all homes sold in the last two months sold for more than the asking price. 2. Not all Northport homes are actually in Northport/East Northport Public Schools. Homes with a Northport address east of Bread and Cheese Hollow Road actually fall into Kings Park Public Schools. You can see an interactive map here. And of course, be sure to ask your Realtor.
3. Not all Northport homes are located in the Village of Northport. Here is the zoning map for the Village of Northport.
4. If the home you are interested in is located in the Village, be sure the taxes reflect the Village taxes also. It can be significantly higher. Once again, ask your Realtor.
5. East Northport is an option if you cannot find a home in the Village. Most of it is located in Northport/East Northport Public Schools, however, consult the interactive school district map because some East Northport homes are located in Commack or Elwood Schools.
6. The Town of Huntington and Northport Public Schools have settled a tax grievance with LIPA, who operate the power plant located in Northport. The settlement will increase the tax burden on all residents of the Town of Huntington, but homes located Northport School District will feel the greatest burden.
