Buying a Home in Nassau County

Nassau County spans 450 square miles on Long Island tucked between the New York City borough of Queens to the west and Suffolk County to the east.  With a population of just under 1.5 million residents, it is one of the most expensive and affluent counties in the United States. The name of the county comes from the Dutch family of King William III.  Nassau County contains two cities, three towns, 64 incorporated villages, and over 60 unincorporated hamlets. Nassau County has its own police department, fire commission, county executive, and legislature. However, each town maintains its own volunteer fire department. Finally, there are over fifty school districts in Nassau County.

  • The award-winning schools.  Nassau County high school students place prominently in national science and math competitions and are well-represented in the nation's best colleges.
  • Recreation opportunities, particularly Nassau's famous beaches and boating opportunities. The south shore Atlantic Ocean beaches are considered some of the nicest in the world while ample deep water harbors provide unlimited boating opportunities. 

 

As of the end of 2023, the median sold  home price in Nassau County is $720,000, up from $625,000 the previous year. There is a wide disparity in home prices from town to town, and one of the most important factors that determine home value in Nassau and Suffolk Counties is school districts.  There are over 120 school districts on Long Island and home values vary greatly from district to district depending on the perceived quality of the schools.
