October 2022 Suffolk County Market Report

The closed median sale price in Suffolk County for October 2022 was $550,000, an increase of 6.2% over last October’s number of $650,000. There were 1,226 closed home sales and 1,262 pending sales in October 2022, compared to 1,369 closed and 1,251 pending sales reported in September 2022. 

 

The Suffolk County real estate market snapshot:

One-year change in closed sales: -28.1% (1,226)

One-year change in Median Sales Price: +6.2% ($540,000)

One-year change in Inventory: -9.4%

 

As the Suffolk County housing market shifts, the lower supply of inventory (home prices have plateaued but remain elevated due to a limited supply) and mortgage rates doubling since March, affordability continues to be a problem for many buyers. However, we are beginning to see homes sit longer and agents must now do more to attract buyers.  Many homeowners are also waiting for the turn of a more attractive market to sell their homes.

The closed median sale price in Nassau County for October 2022 was $675,000, an increase of 3.9% over last October’s number of $650,000. There were 1,035 closed home sales and 1948 pending sales in October 2022, compared to 1,080 closed and 993 pending sales reported in September 2022. 

 

The Nassau County real estate market snapshot:

One-year change in closed sales: -24.4% (1035)

One-year change in Median Sales Price: +3.9% ($675,000)

One-year change in Inventory: -9.4%

 

As the Nassau County housing market shifts, the lower supply of inventory (home prices have plateaued but still remain elevated due to a limited supply) and mortgage rates doubling since March, affordability continues to be a problem for many buyers. However, we are beginning to see homes sit longer and agents must now do more to attract buyers.  Many homeowners are also waiting for the turn of a more attractive market to sell their homes.

April 2022 Nassau County Real Estate Market Report

According the One Key MLS, the  median sale price of homes in Nassau County for in April 2022 was $666,500, an increase of 5.80% from the reported figure of $630,000 in April 2021. There were 942 closed transactions compared to 1.086 in April 2021.  In April 2022 there were 973 new listings while in 2021 there were 1,572.  Both of these statistics point to a stronger seller’s market this year compared to an already string market last year.
